Access to and use of this website is conditional upon your acceptance of these website terms and conditions without modification. Please read them carefully. If you do not wish to accept any part of them, you must not use our website.

Reservation
All reservations are subject to availability. Your reservation will become confirmed once you have sent an on-line booking request with complete information, provided credit card details and paid the required Pre-Payment.

Pre-Payment
The confirmation of a reservation will require a pre-payment of 50% of the total price.

Full Payment
Payment of the balance of the total price is required 30 days before arrival. If the full payment is not received, Flat-In-Rio will cancel the reservation and a cancellation fee will be charged.

Amendment, Cancellation and Refunds
Flat-In-Rio will endeavour to accommodate any reasonable request for modification of your reservation. However, in the event that this does not prove possible, the standard cancellation policy will apply.

Should your reservation be cancelled for any reason, Flat-In-Rio will refund your Pre-Payment, subject to a cancellation fee, as follows:

            - More than 90 days notice: 10% of the total price
            - Up to 30 days notice: 30% of the total price
            - Less than 30 days notice: 100% of the total price

A delayed arrival or an earlier departure does not entitle you to a refund.

Deposit
A Deposit of €300 is required when the key is handed over. The full amount of the Deposit will be refunded at the end of the stay, when no damage has occurred. Should our representative notice damage caused by you when the key is returned, the cost of damages will be deducted from the Deposit.

Check in/Departure
Check-in at any time from 1pm on the date of arrival. On the date of departure, guests must vacate the property before 11am.

Lost Keys
A replacement fee of €20/£15 will be charged for the loss of keys

Valuables
No responsibility can be accepted by the Flat-In-Rio for the safety of money or valuables of any kind brought to the apartment whether placed in the safe or not. If you do bring valuable items it is essential they are covered by your own insurance for the period of your stay.

Theft and Robbery
In the event of a theft or break-in occurring as a result of your negligence or behaviour, you will be charged in full for damages.

Copyright
The copyright and all other rights in all of the material on this site are owned by Flat-In-Rio. As a visitor to this site, you may copy material on this site for your own private or domestic purposes, but copying for any commercial or business use is strictly prohibited.

Governing Law
These conditions are subject to English Law and the English Courts shall have sole jurisdiction.

Payment & Security
Payment shall be made by credit card through PayPal and we currently accept Visa and MasterCard. Credit card transactions are handled by a third-party financial institution, which receives the credit card number and other personal identifying information only to verify the credit card numbers and process transactions. Payments are therefore subject to the approval of the financial institution and Flat-In-Rio shall not be liable in any way if such financial institution refuses to accept or honor the credit card for any reason.
